Division Survey

As the title suggests, a Division Survey is a dividing of a parcel, or several parcels into different tracts with new boundaries.  There are two main types of a division surveys and for the sake of this discussion we will call them “Minor” and “Major” Divisions.

A “Minor” division is one where one parcel is divided into two or more parcels that generally require no new road to be constructed.  This process would begin with everything outlined as a “Boundary” or “Lot” survey so we can have an accurate boundary of the parcel that you are dividing.  Then, utilizing the zoning regulations for your area we can divide your parcel in the way that fits your needs.  It should be noted that this step, if any parcel created is less than five acres, will most likely require involvement and approval of the governmental body with the planning jurisdiction in your area. The governmental planning process can take a month or more to complete, so it generally requires some patience, flexibility and a sense of humor.

The second type of division category is what we call a “Major” division.  This is a division that more closely resembles a typical subdivision and usually requires the design of roads, curbing, utilities, etc.   We would begin here again with the boundary survey, except this gets more complicated requiring topographic studies, the involvement of an engineer and a closer working relationship with the governmental planning departments.  We are a full service design firm and offer the services of an in-house engineer and can help you work through this process from initial boundary survey through the final plat submissions.
