Lot Survey/Boundary Survey/Boundary Dispute
If you are buying some land, a new home in a subdivision, or simply have a disagreement with your boundary with a neighbor, this is where you should begin. We initiate this process by researching tax information and deed references for your parcel and the parcels that adjoin yours at the County Courthouse and Register of Deed’s office*. We then review this information in an office setting where we can look for any blatant errors, omissions and discrepancies in the written record. Armed with this knowledge we progress to the field where we use precision instruments to measure and record the data and evidence that we can recover as to the location of your boundaries. Ultimately we formulate an opinion based upon the recovered field evidence, the information found during our research phase as well as other items and produce a plat of our findings. Obviously this is an oversimplification of the process, but we hope it gives you an idea of the effort it takes to produce a quality product.
The old saying goes “a man’s home is his castle”. That image conjures a picture of a towering heavily defended fortress from the outside and a luxurious well appointed living space on the inside that is free from the worries of the world. While here in Tennessee we are largely immune from the concern of the barbaric hordes with their swords and pitchforks storming our homes, there is a similarity: If you do not know, protect and defend your boundaries in the legal sense, you could be in a similar danger of losing the rights to portions of your land.
Get your property surveyed before you buy it and regularly throughout your ownership so you can rest easily and truly be the king of your domain.
